Safeguarding The Legacy of The Seagram Building

OVERVIEW
EDG was entrusted with inspecting the façade of the legendary Seagram Building.
The Seagram Building, a modernist masterpiece by Ludwig Mies van der Rohe, is a defining feature of Midtown Manhattan’s skyline. Completed in 1958 and embodying corporate modernism, this 38-story skyscraper is renowned for its bronze and glass façade. Recognizing its architectural significance, RFR Realty engaged EDG to undertake a thorough FISP (formally Local Law 11) façade inspection, including a detailed evaluation of the glass façade, the terrace, and the roof railings. Our team assessed and provided a detailed FISP report to the NYC Department of Buildings ensuring NYC Code compliance.

APPROACH
We developed a specialized inspection plan tailored to the Seagram Building's unique features.
This included binocular and close-up scaffold-drop inspections, coordinated with RFR's rig operators via the existing house rigs. Due to the house rig mobilization restrictions, additional close-ups to meet FISP minimum requirements were performed via industrial rope access (IRA) by EDG’s internal SPRAT team. By utilizing both the house rigs and IRA, a substantial cost savings in rigging was afforded to the client. During inspection, we paid particular attention to the terrace and roof railings and glazing details, balancing safety with historical preservation. Our expertise in glass high-rise structures and knowledge of Landmark Preservation Commission guidelines enabled us to maintain the building's structural integrity and aesthetic heritage.
