Seamless Roof Restoration Amid Penn Station’s Hustle

OVERVIEW
One Penn Plaza, located adjacent to the bustling Penn Station and Madison Square Garden, is one of New York City's most iconic commercial buildings.
Vornado Realty Trust required a comprehensive restoration of the seventh-floor roof, which covers approximately 70,000 square feet. This high-traffic site presented many challenges, from strict regulatory requirements to the constant flow of commuters. Our meticulous planning and precise execution restored this 57-story skyscraper, within budget and schedule without disrupting daily operations.

APPROACH
Our restoration team installed an advanced roofing system to meet NYC codes while managing a range of technical challenges.
Our restoration team configured a new roofing system in conjunction with the leading roofing manufacturers in the industry meeting NYC Building Code and NYC Energy Code enhanced thermal requirements while also overcoming several complex technical obstacles including structural analysis and design for tenant installation of an exterior terrace space and complete removal and complete demolition and reinstallation of the perimeter concrete window rig raceway to address active water infiltration into office spaces below. To address the unique challenge of replacing the roof's concrete raceway (which supports the building’s window-washing rig), we orchestrated the removal and replacement of approximately 150 cubic yards of concrete, scheduling the noisiest work (such as demolition) during after-hours to reduce disturbances to tenants and pumping concrete to the roof level via trucks at street level during off-peak commuting hours.


IMPACT
Restoring One Penn Plaza’s roof revitalized a critical component of the building's infrastructure while maintaining full functionality for the tenants and the thousands of people who traverse the area.
Our work extended the roof's lifespan and enhanced the building's overall safety and operational efficiency. By effectively managing the intricate logistics of working in such a prominent and crowded location, we delivered a project that met the client’s needs without compromising the daily activities of one of New York City's busiest hubs.
