OVERVIEW

Located in Manhattan’s vibrant Midtown East, The Murray Park caters to a new generation of renters, many of them students and young professionals, seeking flexible, wellness-oriented living.

Algin Management approached EDG to convert a vacant back-of-house space into a multifunctional tenant amenity that could serve as both a gym and a co-working lounge. The goal was to enhance tenant experience while increasing property value through added functionality and revenue opportunities. EDG was tasked with creating a high-end yet budget-conscious material palette, optimizing the layout for both fitness and workspace zones, and overseeing the design from development through construction to ensure a cohesive and inviting final product. Egress limitations and spatial constraints added complexity, but also framed the opportunity for a truly thoughtful transformation.

APPROACH

Our design process began with a vision to transform the constrained space into a warm, multifunctional environment that balances energy and calm.

We explored the program’s dual uses through a spatial lens by focusing on flow, light, and materiality to support both active and quiet activities. To ensure code compliance, we evaluated existing conditions and tailored access requirements around egress restrictions. The material palette was curated to convey a high-end feel within budget, favoring natural tones and textures that elevate the user experience. With limited ceiling clearance, we strategically avoided excessive dropped elements, using lighting and finishes to maintain openness while reinforcing the space’s inviting tone and purpose.

By transforming an overlooked area into a high-quality amenity, the project adds tangible value to the property, supporting stronger occupancy rates and premium rental pricing.

Prospective renters now encounter a thoughtfully designed environment that supports both wellness and productivity, strengthening The Murray Park’s competitiveness in the market. For Algin Management, the new amenity offers an additional revenue stream through optional access packages. The natural color palette and warm lighting promote mental and physical well-being, reflecting a commitment to quality and comfort. The project demonstrates how underutilized square footage can be transformed through purposeful, human-centered design.
