Engineering a Foundation to Maximize Space and Value

OVERVIEW
At the heart of Manhattan's East Side, this residential tower in Murray Hill offers comfort and convenience to residents and the community.
The owner, Kibel, was interested in maximizing the value of existing spaces and engaged EDG for that restoration. Kibel wanted to repair and update the podium roof and plaza's existing infrastructure to complement the overhaul of the building's amenity spaces, a project totaling about 20,000 square feet. Work on this scale required extensive planning, design, and construction administration to complete significant improvements–including reconfiguring substantial infrastructure, replacing complex MEP systems, adding a bulkhead, expanding elevator access, moving a water tower, and reworking egress.




APPROACH
We navigated complex building codes, conducted structural analysis, and explored various possibilities to repurpose and reconfigure existing components.
Our team introduced carefully considered geometry and materials to existing site elements on the ground plaza. On the roof, the team retrofitted a previously inaccessible space by extending elevators, transforming mechanical rooms into amenity spaces, updating the roof to be occupied by residents, and reviewing the impact of increased loading of the existing roof.

IMPACT
With meticulously planned architectural and structural moves, EDG's restoration team unlocked the potential of the community space at the podium roof.
The building's 300+ residents also now return home through a new plaza, which has become a rich civic space fostering congregation and connection. The plan enhances accessibility, visibility, and capacity–while maximizing retail potential and developing a signature design on both the ground plane and the lower roof, creating new opportunities for gathering and convening. The completed restoration project also laid the foundation for EDG's design team to create a revitalized rooftop where residents can enjoy an exquisitely curated 360° panorama of Manhattan's skyline, accompanied by a pristine pool, lush gardens, and pergolas.
