This garage, located in Morristown, NJ, was constructed behind an existing office building in the rear yard.
There was inadequate parking for the facility, so a special permit was required to use the garage. We performed architectural design, structural engineering and parking design on this 140-car open parking garage of steel and slab construction.
APPROACH
Zoning-required height limitations resulted in a sloped structure and other site constraints, including a retaining wall at the rear of the property. The site was on pile supported foundations and poor soil, consisting of deep glacial till with boulders throughout.
IMPACT
The client’s tight budget tested our value-engineering skills, so we reviewed nearly everything for cost-saving measures, including the existing structural system and potential precast wall systems. Ultimately, the budget was met, the project moved forward and was successfully completed.
