Protecting A Historic Landmark From Coastal Weather

OVERVIEW
Montauk Manor is a historic resort condominium hotel built in 1926 by Carl G. Fisher in the Tudor Revival style.
Its four stories and 200 rooms make it the tallest building in Montauk, where it sits on a hill overlooking Long Island Sound. However, these ocean views come with challenges as well: Saltwater rapidly accelerates the deterioration of the façade and roof, necessitating many renovations over the years. This involved several types of construction, from steel to concrete to timber, as well as different types of cladding and waterproofing as the building had been constructed and renovated numerous times throughout its lifespan. The client turned to us to meet their repair needs and update the property to modern standards, while matching historic materials and minimizing disruptions to guests.

APPROACH
We envisioned a cyclical approach to this project to minimize client costs and guest disruptions.
This resulted in a tight rolling repair schedule to keep up with persistent damage from salt water and harsh weather. Our approach started with investigating existing conditions with probes, researching the property’s original construction, and poring over existing repair records. The information we gathered, combined with our restoration expertise, allowed us to match the original architectural elements of this important landmark, source historically accurate materials, and manage the logistics of addressing Montauk Manor’s peak resort season–when the warm weather is ideal for both our repairs and guests’ summer getaways.

IMPACT
Our deep investment in protecting this iconic landmark meant we restored the building as close to the original design as possible while adding modern updates to address deterioration, eliminate leaks, and enhance the structure’s longevity.
Our repair campaigns have successfully tackled hundreds of unique façade details, historic elements, and conditions. Our careful planning has allowed Montauk Manor to stay ahead of continuous weather damage without closing the hotel to guest access or hindering revenue. This project has deepened our relationship with ownership, who in turn trusted EDG to restore the manor’s distinctive copper dome and reinvigorate its indoor pool and amenity space.
