OVERVIEW
A prominent 33-story apartment building at Lincoln Plaza faced an urgent situation when previously repaired concrete elements began deteriorating.
Milstein Properties required a rapid and thorough evaluation of the façade after noticing failures in the concrete eyebrows—a critical architectural feature. With more than 300,000 square feet of façade to assess, the stakes were high for ensuring safety and longevity, and the complex geometry and extensive surface area compounded the challenge. EDG was tasked with conducting comprehensive façade inspections, preparing detailed repair documents, overseeing construction, and fulfilling Local Law 11 requirements. Our precise and efficient approach allowed us to stabilize the façade while minimizing disruption to residents in the building's 609 units.


APPROACH
Our team mobilized quickly to assess the situation, employing high-powered, image-stabilizing binoculars and telescopic equipment from the ground.
This innovative method allowed us to accurately inspect the façade without requiring time-consuming and costly scaffold drops during the critical early stages. Following our initial evaluations, we conducted targeted "hands-on" inspections to diagnose the extent of the deterioration further. Our phased repair strategy was carefully planned around the client's priorities, ensuring we addressed the most critical issues first while maintaining minimal impact on the residents.
