OVERVIEW

Nestled within a vibrant urban area, a modest 13-story building presented an opportunity for transformation.

The client, impressed by EDG Architecture + Engineering's track record on other projects nearby, engaged our team to reimagine the site's potential. The existing structure, shaped like an "E" with an off-street, "C"-shaped yard, was ripe for redevelopment. The client wanted to unlock the site's full potential, aiming to capitalize on every square foot available under zoning regulations. EDG was commissioned to assess the development possibilities, identify improvement bonuses, and navigate the regulatory landscape. Our team identified the potential to increase the site’s capacity by 235,589 square feet, adding 25 stories to bring the high-rise to 38 floors.

APPROACH

Our team at EDG meticulously planned the integration of the new 25-story addition, which would partially penetrate the existing three floors of above-grade retail space as well as the cellar and sub-cellars.

This required extensive coordination to ensure seamless integration with the existing building. We also designed a separate entrance for the tower lobby and carefully navigated egress through existing stair towers. To address wind and seismic challenges, we developed an exterior structural support system that minimized disruption to the building's interior while providing the necessary stability for the towering addition.

This project transformed the site into a striking high-rise that significantly enhances the surrounding urban environment.

Our collaboration with the client and construction managers to develop preliminary cost estimates ensured the project remained within budget.
