Maximizing Potential: Transforming an Underutilized Greenpoint Property

OVERVIEW

Located in the heart of Greenpoint, this three-story mixed-use building had untapped potential.

Initial analysis capped its buildable area at 8,841 square feet, but through a strategic FAR zoning study, we expanded it to 11,879. By leveraging the Quality Housing Program, key FAR deductions, and adaptive reuse, we maximized the site’s value without a costly teardown. The result was a five-story development with enhanced commercial space, expanded residential capacity, and innovative co-living—showcasing how zoning expertise and adaptive reuse unlock real estate opportunities.

APPROACH

We developed a design strategy that extended the existing structure both vertically and laterally, constructing an additional volume that wrapped around and over the original building.

This approach preserved key structural elements while significantly increasing usable space. The resulting five-story building included a larger commercial footprint, a recreational area, and six spacious residential units—three three-bedroom and three four-bedroom apartments. To optimize long-term value, we introduced a co-living rental model, designing fully furnished units with shared amenities that encouraged community living. The bulkhead on the fifth floor was carefully designed as a laundry space with sliding glass doors, allowing it to double as a common lounge area that seamlessly opened onto the roof terrace.

IMPACT

By avoiding a full teardown, we achieved substantial cost savings while delivering a larger and more functional building.

The adaptive reuse strategy not only preserved the character of the original structure but also introduced modern, high-value residential units with flexible leasing options. The rooftop terrace, designed as a communal space, further enhanced the building’s appeal, offering panoramic views and multifunctional indoor-outdoor amenities. This project exemplifies how strategic zoning, thoughtful design, and adaptive reuse can turn an overlooked property into a thriving, high-yield asset.
