Phased Restoration With Significant Savings

All Projects

OVERVIEW

Kibel, a real estate agency, saw an opportunity to enhance its investment when a 120,000-square-foot parking garage in Fort Lee needed repairs.

After receiving prohibitively high repair cost estimates from other firms, they turned to our experts at EDG. Kibel wanted to address the necessary structural renovations and asked our team to breathe new life into an 80,000-square-foot plaza, including a pool and other amenity spaces serving a 300-unit apartment building. Our restoration work paved the way for upgrades to the pool deck to create a vibrant green space and a more welcoming atmosphere. Our careful planning ensured the parking garage remained fully operational throughout.

Approach

APPROACH

We completed the project in eight phases to minimize disruption, allowing the garage to remain open throughout construction.

Our work included rehabilitating the concrete slabs and steel framing, installing 80,000 square feet of plaza waterproofing with a new topping slab, and making essential upgrades to the pool deck and ADA accessibility while adding more green space. Our team coordinated closely with the client and residents, ensuring work was performed efficiently and on schedule.

IMPACT

Our team restored the building's structural integrity and added significant value to the property for ownership.

For residents, the revitalized plaza and green roof provide a new, attractive amenity. Our experience allowed us to deliver results beyond the client’s expectations while keeping the garage operational—at just 35 percent of the cost estimated by other consultants for the project.
