Sustainable Design Revives A Legendary Retreat

OVERVIEW
The Fire Island Pines Pavilion, a beloved summer destination since the 1950s, was devastated by fire in 2011.
When Blesso Properties sought to rebuild the pavilion as a symbol of resilience and community, EDG was honored to be the structural engineer for the rebirth of this 8,000-square-foot structure, supporting award-winning architectural firm HWKN’s modern design that celebrates the Pavilion’s storied past. Blesso Properties knew they needed to include various services, from a gym to retail spaces to areas suitable for art exhibits and weddings. We crafted continuous flow through this curated mix of spaces, which transition between daytime activities and more vibrant nighttime experiences–all while harmonizing our design with the coastal setting.


APPROACH
Our experience designing with a wide range of materials allowed us to successfully develop a unique mass timber framing system that supported the pavilion’s complex three-dimensional surfaces and angular form.
The mass timber structure is comprised almost entirely of renewable wood resources, from the timber piles and pile caps, to the floors, roof, walls, and all other exposed surfaces. Given the complexity of the design and use of mass timber the project required us to work with local contractors starting in the design phase to determine best practices and preferred materials for the area.


IMPACT
The new Pavilion is a vibrant centerpiece of Fire Island Pines, blending tradition with modernity.
Our iconic mass timber structure seamlessly integrates with the coastal environment with exposed wood surfaces that create a cohesive beachside atmosphere across all areas, from the terraces to the indoor spaces. Its versatile spaces–from a nightclub and performance venue to a gym and wedding chapel—serve the community’s diverse needs. With its sustainable design and flexible functionality, the Pavilion has reclaimed its place at the heart of the Fire Island Pines.
