Securing Luxury Living In Battery Park

OVERVIEW
The Milford Properties, a group of luxury high-rise apartments in Battery Park, offer stunning views and prime waterfront living.
Built in the 1980s, these brick façade buildings have aged gracefully while being subject to harsh weather conditions due to high wind, inclement weather and required critical repairs to maintain their appeal and safety. Milford Management engaged EDG with inspecting and repairing façades servicing +/- 3,000 rental units to keep them compliant with FISP (formally Local Law 11). This included comprehensive inspections, detailed repair documentation, construction administration, and regulatory reporting. Our team addressed the distinct needs of each high-rise, including unique challenges posed by the waterfront location, to ensure these iconic residences remain in top condition.


APPROACH
EDG conducted extensive Local Law 11 inspections on each building, utilizing a variety of exterior access methods including hung scaffolding, industrial rope access (IRA), aerial boom and pipe scaffolding to properly assess the façades–which range from 25 to 44 stories tall.
We identified facade deficiencies and designed repair campaigns as necessary to keep the properties in compliance with repair deadlines stipulated in their respective filings. Close coordination with Milford Management and collaboration with preferred contractors allowed for the strategic planning of budgeting and scheduling to perform the work.


IMPACT
The use of a multitude of exterior access methods allowed for cost savings to the client while ensuring access to difficult to reach locations for a complete and thorough facade inspection and evaluation.
Meticulous documentation of facade configurations, details, deficiencies, etc. during inspection were utilized in preparation and planning for future facade repairs, thus keeping these luxury rental properties in compliance with New York City regulatory facade requirements during and after their reporting periods.
