OVERVIEW
345 Park Avenue South is a recently redeveloped 300,000-square-foot office and retail building spanning 1 full city block.
The property is located near Manhattan’s Madison Square Park in a prime location surrounded by restaurants, shopping and the Madison Square North Historic District. The building’s street facades spanning 410 LF is highly ornate, including decorative terra cotta spandrel panels, window sills, water tables and parapets throughout. EDG performed façade inspections to address prior SWARMP Local Law 11 conditions, prepared drawings and specifications for the necessary repair work, assisted the owner in budgeting and selection of a contractor and provided construction oversight throughout the duration of the work.


APPROACH
As part of the New York City Local Law 11 façade inspections, EDG surveyed, inspected, and designed building specific façade repairs for this commercial high-rise.
Large consideration was taken into account for repair of highly decorative terra cotta to produce an effective/long lasting yet cost efficient solution. To avoid full demolition and rebuild of the existing 15’ tall terra cotta parapet, a waterproof reinforced coating was installed throughout to prevent water infiltration and further deterioration of the underlying steel structure and corresponding terra cotta fracturing from rust expansion. In addition, EDG assisted in coordination of neighboring site protection difficulties due to the existing metal barrel roof at the adjacent 69th Regiment Armory.


IMPACT
Through thorough pre-inspection, expertise in façade maintenance repair (particularly ornate terra cotta work) and projections of repair quantities/costs, EDG was able to provide RFR with project specifications and contractor pricing which covered all anticipated costs for the project.
EDG worked cohesively with the owner selected contractor to perform close-up scaffold inspections of all façade walls during the duration of the project to certify all necessary work was scoped and performed correctly. The project was ultimately completed on time and on budget and despite large scale terra cotta and coating installations, EDG was able to specify repair procedures which preserved the original character of the building façade.
