OVERVIEW
275 Madison Avenue is a 43-story Art Deco landmark commercial property located in the heart of midtown Manhattan.
Its polished black granite and silver base continues to be a striking presence more than three quarters of a century after construction. In contrast to other commercial buildings of its time, 275 Madison had almost no decoration above the base. The building’s vertical lines are accentuated by dark columns of windows against a white-brick background. For 275 Madison, EDG performed façade inspections, prepared repair documentation, managed construction administration, and conducted Local Law 11 reporting.

APPROACH
As part of the New York City Local Law 11 façade inspections, EDG surveyed, inspected, and designed building specific façade repairs for this commercial high-rise.
Unlike the surrounding high-rise buildings, 275 Madison does not have a traditional straight façade from bottom to top. This “layer cake” building has numerous balconies, terraces and finished roofs nestled in the façade of this 43-story high rise. This layout made for a particularly interesting challenge to coordinate rigging and scaffold drops, in addition to identifying all deleterious conditions, and preparing plans and construction documents for contactor bidding and repair work. All work was managed and observed by EDG from the start of the project, until completion of work.



IMPACT
Our design team worked hand-in-hand with the RPW management staff, providing recommendations for repair, construction schedules, and cost estimates to the client for budgeting purposes.
EDG worked diligently with the contractor to coordinate the 55+ inspection drops to ensure all locations were rigged appropriately, and that all repair work was complete. As per client request, EDG ensured that the entire façade was cleaned to accentuate the white face brick and highlight the beautiful black granite and silver base. Despite the complicated nature of coordination for access and rigging, the project was completed on time and under budget, and work was conducted with little disruption to the tenant office spaces.
