OVERVIEW

This restoration project addressed a nearly century-old structure—originally built in 1929 and later converted into a parking facility—that remains essential to the community’s daily function.

The steel-framed, concrete-encased structure now accommodates over 250 parking spaces, with an active clubhouse operating at the ground-level corner. While its adaptive reuse adds historical character, it also presents complex structural demands—especially under the scrutiny of New York City’s evolving safety standards. This project aimed to reinforce the building’s long-term viability while maintaining uninterrupted operation. The scope of work included the restoration of the facade.

APPROACH

Our team began with a detailed Local Law 126 condition assessment, drawing on our in-house engineering expertise to identify critical structural risks and prioritize repairs.

Recognizing the added complexity of the building’s residential origins and its conversion to a parking garage, we tailored our restoration strategy to account for unconventional structural conditions. We coordinated closely with ownership to stage work for minimal disruption, delivering beam replacements beneath an occupied space with strict protection measures in place. Cross-discipline collaboration between our garage and facade teams allowed us to streamline execution, with in-house engineering and Special Inspection Agency (SIA) services enabling responsive adjustments in the field.

The garage remained operational throughout construction, and the active clubhouse was fully protected—delivering both regulatory compliance and real-world continuity.
